What we're looking for
We're not looking for single apartments, but for whole properties that can be run as an apartment hotel. This is a particularly good fit:
- A whole building or apartment hotel — or from around five units in one property.
- Operating permit in place or obtainable — commercial zoning is ideal; if there isn't one yet, we'll check together whether it's feasible.
- Central location in Vienna or another Austrian city, well connected to public transport.
- Existing building or new development — we can come in early, during the planning phase.

Good to know for owners
Do I need an operating permit (Betriebsanlagengenehmigung)?
Ideally the property has commercial zoning or an existing operating permit. If there isn't one yet, we'll check together whether it can be obtained for your property — we know the process.
Who pays for the fit-out and furnishing?
That depends on the property. As a rule StayOver handles planning, fit-out and furnishing to its own standard. For new developments we coordinate the build-out with you early on.
How long is the lease?
We think long-term: typically 10 to 20 years, secured by a cash deposit. That gives both sides planning certainty.
What kind of properties do you look for?
Whole buildings and apartment hotels in central locations, from around five units — existing or new-build, across Austria. Single apartments usually don't fit our model.
